How do I handle a rental eviction notice?

My rent was due on July 1st and I don't have all of the money together yet to make a payment. I have until the 4th of August to pay my rent plus late fees. I don't get paid until August 13th when my check is cut and mailed to me. I haven't been given an eviction notice yet. After I am given an eviction notice, will I still be allowed to pay my landlord when my check comes in before I am evicted? How long does eviction process take?

Answers:
there will be an "out by" date on the eviction notice. The process is as fast or slow as the landlord deems.

My advice:
Option 1, ask for an advance on your paycheck or to be paid early.
Option 2, talk to your landlord. Let them know the facts. Even invite them to call your employer for verification. See if that helps
Option 3, call your parents. Ask, no Beg them to borrow the money. If they won't....

Seriously, I am sorry you are having so much trouble. I hope everything works out.
First of all, most states do not allow an eviction after 30 days.

Second, check the law.

Third, you still owe the rent. So pay it. If you cannot, move. The landlord owns the property and it is not right to make them subsidize you.
It's up to your landlord to decide if he wants to allow you to keep living there. Either way you still owe the money. Your rent was due July 1st. Did you pay July's rent? Giving you until Aug 4th to come up with it is an awful long grace period.
Laws vary from state to state. But a typical eviction can take about 90 days, some take longer.

Check the laws in your state, and your city. As some cities place further restrictions on Landlords/tenants
I dont know about your area, but here the landlord has to go to the courts and file for the eviction. Then it is passed to the sheriffs office who must serve the eviction notice. This takes a week or two. They do not have to personally hand you the notice, they can merely post the notice on your door.

Then once the eviction is served you are given a certain number of days to "answer" the eviction notice.

By August 13th your July and August rent will be due. Can you pay both? Talk with your landlord. If they are not willing to work with you I'd advise you to start packing, and look for a place to safely store your stuff.

Once the notice is served, and the number of days runs out.The sheriff and the landlord will be at your place evicting you, i.e. putting all of your stuff at the curb.
in most states you cant get evicted it you pay even less then half of your rent. if you pay nothing then your landlord will get you a 3 day pay or quit or a 30 day notice to pay or leave. You can wait and either sit there tell you get court papers and that can be about a week after the notice is up depending on your state for how many days that is most is 30 days. So you go to court and then the non payment of rent is due in full within how much time a judge gives you. then if not you have to leave a week after that and you will still have the bill on your credit. So I would give your landlord something cause he cant do anything cause you tried to pay. Most people will take a little rather then non and help you catch up in the next month. So talk to who you pay and if they take it they cant evict you as far as I know. Look up your state eviction laws online. Just type in the search bar (state you live in) Eviction Laws...and you will get a list so don't worry you still have a chance to get things back to normal.
